To better support the long-term health, efficiency, and reliability of the irrigation system at Fairway Oaks, we will be completing a series of upgrades to the property’s sprinkler infrastructure. These improvements will include replacing aging components, optimizing water distribution zones, and updating control mechanisms to ensure more precise coverage.

As a result, the system will operate more efficiently, will reduce unnecessary water usage, and will provide more consistent irrigation across the grounds. These changes will enhance day-to-day performance and will help protect the landscaping investment by ensuring it receives the appropriate amount of water throughout the season.

The project is being funded entirely from maintenance reserves, not through any dues increase or special assessments.

4-8-2026 Update

Dear Homeowners:

We would like to inform you that final irrigation system repairs will be taking place throughout the community this week. These repairs are necessary to ensure the system is operating efficiently and reliably for the upcoming season.

The irrigation system will also be officially brought online this week, and routine watering schedules will be implemented. During this time, you may notice crews working in common areas and throughout the community, as well as brief periods of water flow while zones are tested and adjusted.

While repairs are being completed, you may observe some sprinkler heads “weeping” water. This is expected and will be addressed as part of the repair process.

If any homeowners observe unusual or continuous water flow once the system is fully operational, we ask that it be reported promptly to your HOA Management team so it can be addressed.
