We want to provide an update to everyone on several topics of interest.

Update on irrigation as well as sod and shrub replacement:

As most of you are aware, last Fall, we contracted with Conserva Inc to refurbish our entire system. Our system is more than 20 years old and was cobbled together over several years. It had used a combination of unfiltered pond water and well water with a high degree of rust and impurities.

We invested more than $200,000 to install new pumps, filters, new electrical, some new piping, some new zone equipment and numerous new heads. Note that we have done this without increasing dues or adding an assessment to each of you.

The current status of the project is that we are now using filtered water, retired our wells, and are performing ongoing inspections and repairs. The refurbishment has not gone without issues. The most pressing is the current drought we are experiencing. All our water comes from the large pond bordering buildings 8 and 9. Water level is down 10 feet from full. This makes pumping the water much more difficult. Another significant difficulty is the amount of sediment and algae in our lines. Our system is now providing proper pressure throughout but it is taking time for the impurities to release. This means a higher level of plugged heads and other failures. Conserva continues to identify and fix these issues as they occur. We met with Conserva on June 4 and they believe we are a couple weeks away from the system working well.

Along with irrigation, we are doing our best to replace some of the worst turf areas and replacing some shrubs. I’m sure many of you have seen Beach Landscaping working on this recently. For every area replaced we likely have many times the number needing to be addressed. A number of you have contacted the Board or Atalaya wanting sod to be installed around your building. We absolutely have the ability to do this in the next few months if our owners are willing to accept an increase in dues or an assessment. There is simply not enough resources to pay for this from our operating expenses. Regardless, we intend to continue replacing sod and shrubs as our budget will allow. Please let us know whether you are open to financially participating to add sod or shrubs around your building.

Update on unlicensed vehicles on our property:

We have recently had several automobiles and golf carts without proper registration or expired/missing plates. It was recently brought to our attention that our rules do not explicitly indicate a vehicle needs to have a license plate. While that may be true, South Carolina law prohibits non licensed vehicles from public or private property. So please ensure your vehicles are properly licensed and have current registrations.

Update on Memorial Day holiday week:

We would like to sincerely thank each of you for a very pleasant holiday week at Fairway Oaks! This year, we had no issues with loud parties, drugs, motorcycles, or unruly behavior.

Update on our July 4 celebration:

As in previous years, we will have a July 4 celebration at the clubhouse and pool. Please look out for a formal invitation and flyer on the event celebrating our USA 250th birthday!
